Cabot Properties Acquires 483,938 SF Modern Industrial Park in Greater Philadelphia

PHILADELPHIA – SEPTEMBER 15, 2026 – Cabot Properties, a global investor, developer, and operator of logistics properties throughout the United States, Europe, and Asia Pacific, today announced the acquisition of the Springbrooke Trade Center, a two-building, 483,938-square-foot, Class A industrial portfolio in Aston, Pennsylvania, within the Greater Philadelphia area. The acquisition enhances Cabot’s growing portfolio of modern logistics assets situated in supply-constrained infill markets that benefit from strong consumption demand.

Completed in 2022, the Springbrooke Trade Center is comprised of two buildings located at 300 and 500 Springbrooke Boulevard within Philadelphia’s Delaware County submarket. Both buildings are pursuing BREEAM certification and feature 36-foot clear heights, rear-load configurations, ESFR sprinkler systems, LED lighting, 185-foot truck courts, 3,000 amps of power per building, and substantial trailer storage capacity. The park is fully leased to two firms – Thayer Distribution, a specialty redistributor of candy, snacks, beverages, paper products, and convenience goods; and New Hudson Facades, founded by Related Companies to support the Hudson Yards development in Manhattan, which designs, engineers, manufactures, and installs custom curtain wall and façade systems for large scale commercial and institutional developments. The property offers direct access to I-95 and Route 322 and, by extension, I-476 and the New Jersey Turnpike, providing seamless connectivity to the Philadelphia International Airport, the Port of Philadelphia, and the Port of Wilmington.
