Cabot Properties Completes Disposition of 2.4M SF Modern Industrial Portfolio in Dallas-Fort Worth and Houston, Texas

DALLAS-FORT WORTH/HOUSTONAUGUST 5, 2026 – Cabot Properties, a leading investor, developer, and operator of logistics properties throughout the United States, Europe, and Asia Pacific, today announced the disposition of an eight-building modern industrial portfolio totaling approximately 2.4 million square feet across Dallas-Fort Worth and Houston, Texas. The portfolio was acquired by a private real estate investment firm.

Five of the properties are in the Dallas-Fort Worth submarkets of South Dallas, Alliance, DFW Airport, and Great Southwest/Arlington with an average vintage of 2015, totaling approximately two million square feet. The assets include three cross-dock and two rear-load facilities that feature modern specifications including 30-to-36-foot clear heights, 130-to-200-foot truck courts, ESFR sprinkler systems, and ample auto and trailer parking. Sustained occupier demand, declining vacancy, and improving absorption across large-format industrial space has resulted in a recent period of accelerated leasing and transactional activity in the Dallas-Fort Worth market. The area had over 9.5 million square feet of net absorption, including approximately 3.2 million square feet in North Fort Worth, in Q1 2026, according to CoStar.

The additional three buildings are in Houston’s Northwest and North Corridors and comprise two-front load facilities and one rear-load property with average vintage of 2022, totaling approximately 400,000 square feet. The properties feature modern specifications including 32-to-36-foot clear heights, 130-to-315-foot truck courts, ESFR sprinkler systems, and ample auto and trailer parking. In Q1 2026, Houston continued to experience robust tenant demand with 3.9 million square feet of net absorption, including 880,000 square feet in the North Corridor submarket, and approximately one million square feet in the Northwest Corridor, one of the largest and most institutionally penetrated industrial submarkets in Houston.
