Investment Criteria

Cabot Properties, a private equity fund is actively seeking opportunities to acquire and develop industrial property in major metropolitan markets across the U.S. Our focus is on industrial properties and portfolios from $3 million to $50 million. Cabot is a broker friendly, all cash buyer with fully discretionary money. We are willing to purchase assets with existing debt, local credit, vacancy, and will consider properties encumbered by environmental issues.


Property Characteristics

Warehouse/distribution properties:

• From 50,000 to 500,000 square feet per building
• Clear ceiling heights from 20' to 36'
• Up to 50% office finish
• Single or multi-tenant
• Precast or tilt-up concrete construction, after 1980 preferred

Light Industrial properties:

• Up to 90% office finish
• Clear ceiling height greater than 14'
• Minimum tenant size of 5,000 sf, prefer 10,000 sf or greater

Land:

• Properly zoned
• From 5 to 75 acres
• Utilities available
